November 2026 Luncheon: Fleming’s Naples

About this event

Speaker: David Farmer

Sponsor: First Horizon

Topic: Southwest Florida: Past, Present & Future

Southwest Florida is changing—and the biggest opportunities may be ahead of us.

Charlotte, Lee, and Collier Counties have experienced extraordinary growth over the past several decades. But what happens next? Where will the next wave of residents live? Which areas are positioned for the greatest growth? And will Southwest Florida have enough housing, infrastructure, commercial development, and jobs to support them?

David Farmer of Metro Forecasting Models will take a provocative look at where Southwest Florida has been, where it stands today, and where the numbers suggest it is going next. Drawing on population trends, development patterns, and MFM’s experience forecasting growth throughout Florida, David will challenge some common assumptions about the region’s future.

For commercial real estate professionals, understanding where people are going—not just where they are today—can mean the difference between being ahead of the market and trying to catch up to it.

Come prepared to look at Southwest Florida through a different lens—and perhaps rethink what you believe the next decade will bring.
