- ➤ A legal expert answered community association questions from Naples residents about 50/50 raffles, removal of committee members, installing EV charging stations, and refunding surplus special assessments. The expert explained that raffles are generally illegal for non-charitable groups, removals must follow the bylaws, EV stations can be installed without a vote, and surplus funds belong to the current unit owner—advice that is informational only. - ➤ Gov. Ron DeSantis signed the Boater Freedom Act on Monday, allowing Gulf Coast boaters to buy gas or electric boats without local rules and requiring law enforcement to have probable cause before stopping a vessel. The law protects marine areas—manatee zones, wake speeds, seagrass—and sets up a five-year safety decal program along with funding for new boat ramps and marina improvements, taking effect July 1. - ➤ Collier County home sellers listed properties at a median price of $754,500 in April, marking a 2.7% drop from March according to Realtor.com data. There were 1,410 new listings and homes stayed on the market for a median of 81 days — above the national median of 50 days. Naples Daily News
